Industrial/warehouse CRE bridge — who's active in this space?
I have a client who wants to acquire a 25,000 sq ft industrial/warehouse property in a strong logistics market. $4.2M purchase, 65% LTV. The property is 70% occupied with good tenants. Looking for bridge while they lease up to 90%+ and refinance into permanent. Which lenders are active on industrial CRE bridge?

Glen, industrial is one of the most active CRE asset classes right now. At Novak Capital we're very active on industrial bridge. For your deal:
- 65% LTV at 70% occupancy is reasonable
- Industrial is a preferred asset class — lenders are more aggressive here than retail or office
- The lease-up story needs to be credible (market vacancy, tenant demand, asking rents)
- 12-18 month bridge term is typical

Industrial is the best CRE asset class right now. Should be placeable.
