DSCR loans for LLCs with no operating history — any lenders doing this?
I have a borrower who wants to buy a rental property in a newly formed LLC. The LLC has no operating history. Most DSCR lenders I've talked to want 2 years of LLC history. Are there lenders who will do DSCR loans for new LLCs if the individual borrower has strong credit and experience?

Felicia, yes — at Tran Equity we do DSCR loans for new LLCs. The underwriting focuses on the individual guarantor, not the entity. Requirements:
- Individual FICO 700+
- Personal financial statement showing liquidity
- Landlord experience (we want to see they've managed rentals before)
- The LLC is just a vehicle — we're underwriting the person
Most DSCR lenders who say "2 years LLC history" are really saying they want to see the borrower's track record. A new LLC with an experienced landlord behind it is fine. DM me.

New LLC is fine as long as the person behind it is solid. Most lenders underwrite the guarantor anyway.
