Retail strip center bridge — anyone doing these? What's the LTV?

I have a borrower who wants to acquire a 12-unit retail strip center in suburban Atlanta. 85% occupied, strong anchor tenant (national chain), asking $3.8M. They want to bridge while they stabilize the remaining 15% vacancy and then refi into permanent financing. Which lenders are active on retail CRE bridge and what LTV can I expect?

Candace, retail is tricky right now — most bridge lenders are cautious on retail CRE given the broader sector headwinds. That said, a strip center with a national anchor at 85% occupancy is a different story than a struggling mall. At Whitmore, we'd look at this at 65% LTV max on current value. The national anchor is a significant positive. The 15% vacancy needs a realistic lease-up plan with timeline. DM me the rent roll and T-12.
