Sylvia, based on deal flow I'm seeing:
- Southeast (Atlanta, Charlotte, Raleigh) — strong population growth, still affordable relative to coastal markets
- Texas (Dallas, Houston, San Antonio) — business-friendly, no state income tax, strong job market
- Midwest (Columbus, Indianapolis, Kansas City) — undervalued, solid rental yields, less competition
I'm avoiding coastal CA, NYC, and any market where the rent-to-price ratio makes DSCR math impossible.
