What's the going rate for broker fees in 2025? Feeling like I'm leaving money on the table.

I've been charging 1-2 points on most deals for the past 3 years. Recently had a conversation with a broker in my market who's charging 2-3 points consistently and says borrowers rarely push back. Am I underpricing my services? For context: I specialize in bridge loans $200k-$2M, mostly SFR and small multifamily, Southeast US. Average deal size around $450k.

Daniel, I've been at 2 points minimum for 4 years. On complex deals or rush closings I charge 2.5-3. The key is framing: you're not charging 2 points, you're providing access to capital that the borrower can't get elsewhere, expertise in structuring, and a managed process. When framed that way, 2 points feels like a bargain. The brokers charging 1 point are usually the ones who are afraid of losing the deal. But the borrowers who push hardest on fees are often the most difficult to work with anyway.

2 points is standard. 1 point is leaving money on the table. 3 points on complex deals is fair.

i was at 1-1.5 for years and finally bumped to 2 last year. lost maybe 2 borrowers out of 30. not worth the discount i was giving everyone else

I've charged 2 points since 2010. Never apologized for it. The borrowers who argue about your fee are the same ones who'll argue about everything else. Let them go.

What about on smaller deals like $150k? Does 2 points still make sense or do you adjust?

@Liam — on smaller deals I sometimes charge a flat fee minimum ($3,000-4,000) rather than a percentage. 2 points on $150k is only $3,000 which barely covers my time. A flat minimum protects you on the small ones.
