Lender ghosted me after term sheet — anyone else??
submitted a deal, got a term sheet, borrower signed the LOI, sent back the signed copy... and then silence. it's been 8 days. called twice, emailed 3 times. nothing. this is a $650k fix and flip in FL. borrower is losing their mind. what do i do??

Dwayne, this is unfortunately not unheard of. A few things to try:
1. Call the lender's main office number (not just your contact's cell)
2. Email the principal/owner directly if you can find their contact
3. Start a parallel submission to a backup lender immediately — don't wait
If they're truly ghosting after a signed LOI, that's a serious red flag. Document everything in case you need to escalate.

this happened to me last year!! they had a capital call issue and just went dark. so unprofessional. dm me and i can give you a lender who actually picks up the phone

8 days of silence after a signed LOI is a deal killer. Move on. Some lenders have capital issues they won't disclose. It's not your fault but it's your problem to solve.

update: reached out to the owner directly on linkedin and they responded within an hour. apparently my contact left the company last week and nobody reassigned the file. getting back on track now. ALWAYS get the owner's contact info upfront!!

Great lesson Dwayne. I now always get the owner/principal contact at every lender I work with, even if I never use it. Insurance.
